In view of the owner-occupier's exit, the building's spaces had to be redesigned, the division of the floors as well as the service spaces in order to create a multi-tenant building making maximum use of the space. We then had to ensure that the demand for such a building existed.
Our assignment began with a thorough analysis of the asset, particularly with regard to the building's surface area and charges. A recommendation was made to rationalise the charges in order to reduce their levels, as well as an in-depth study of the surface areas in accordance with SIA 416 standards and thus favour an optimised sale price.
In parallel with the sales process, the development of appropriate marketing tools and a communication plan enabled the team specialising in rentals to approach our target of potential tenants.
Thanks to SPGI's network, its regional and international presence, 3 tenants signed lease contracts to move into the building the day after the transfer of ownership. In total, more than 2'500 m² were marketed in less than 3 months
