Sale of a commercial property in the city of Lausanne

Starting point

At the end of 2021, a multinational company is asking SPGI Lausanne to sell one of their assets.
This is a building located at Sous-Gare/Ouchy in Lausanne, comprising serviced office space. The site is fully owned.

The complexity of the opportunity consists of attracting investors who are able to position themselves on a large-scale building with a Value-add character due to the fact that approximately 75% of the surface area will be vacant at the date of transfer of ownership, following the planned departure of the owner-occupier, and this, in a changing market context at both the geopolitical and economic levels.

The solution

In view of the owner-occupier's exit, the building's spaces had to be redesigned, the division of the floors as well as the service spaces in order to create a multi-tenant building making maximum use of the space. We then had to ensure that the demand for such a building existed.

Our assignment began with a thorough analysis of the asset, particularly with regard to the building's surface area and charges. A recommendation was made to rationalise the charges in order to reduce their levels, as well as an in-depth study of the surface areas in accordance with SIA 416 standards and thus favour an optimised sale price.

In parallel with the sales process, the development of appropriate marketing tools and a communication plan enabled the team specialising in rentals to approach our target of potential tenants.
Thanks to SPGI's network, its regional and international presence, 3 tenants signed lease contracts to move into the building the day after the transfer of ownership. In total, more than 2'500 m² were marketed in less than 3 months

The result

The owner sold his building at a maximised price in a changing market context.
The purchaser acquired a strategically located building with a more secure rental status upon transfer of ownership, reassured by the existing strong demand for vacant space.
Despite the current economic climate, this transaction demonstrates the sustained appetite of investors and tenants for well-located, connected and quality assets, and notably underlines the dynamism enjoyed by the city centre of Lausanne.

Key figures

  • Building of more than 7'500 m²
  • More than 2'500 m² rented before the transfer of ownership in less than 3 months
