The office market in the canton of Vaud is heterogeneous. Most of the activity is concentrated in the Lausanne and La Côte regions.
The office market in the canton is structurally healthy, although there are regional contrasts. It has remained relatively constant with a general availability rate of 6.5 %, which has not moved much over the past five years. At the same time, the stock has increased by about 16.5 % over 10 years to reach 5’060’000 sqm.
In the Greater Lausanne area, the availability rate increased slightly last year and reached 6.4 %. The West Lausanne sector is facing an increase in the amount of available space, following the delivery of numerous commercial buildings. In the centre of Lausanne, there is still a shortage of new office space located close to transport infrastructures. The prime rent, on the other hand, remains stable, reaching CHF 480/sqm per annum.
